The biggest issue my company had was advertising vacancies. We were relying on walk-in tenants, which has not been a good source for 5-10 years. AppFolio is one-click to post to multiple free websites and syncs with Apartments.com if your company goes that route. Ease of use and great training/help files will keep us with them for years to come.

Avantages

First and foremost, the value of the product. You get everything you need for cheaper than most of the other products out there. For my company, we transitioned from Buildium to AppFolio and instantly reaped the rewards. AppFolio provided us with an inexpensive company website, a quick and easy tool to post our vacancies to multiple websites, and great assistance during set-up.

Inconvénients

I know some of the more expensive options offer more competitive pricing tools and a little more automation. Also, AppFolio had a few issues (like maintenance personnel not being able to see pictures on work orders using their mobile devices) that took AppFolio a while to start addressing.

Our reason to switch to Appfolio was the ability to perform the accounting within the same software than the property management.

Inconvénients

Our overall experience with AppFolio started off positive, but the sudden removal of credit card payment processing, without any warning, has been extremely disappointing. It created unnecessary stress for our team and our tenants. We expected more reliable service and better communication, especially regarding critical functionalities like payment processing. Given this experience, we are now exploring alternative software options that prioritize transparency and customer support.

Avantages

Initially, AppFolio offered a user-friendly interface with features that helped streamline property management tasks like tracking maintenance requests and handling tenant communications efficiently.

Inconvénients

AppFolio suddenly stopped allowing us to accept credit card payments from tenants without any prior notice or explanation. This caused major disruptions in our operations and inconvenienced our tenants. The lack of communication and support from their customer service made the situation even more frustrating.

I think this software is very good at keeping everything in order as they are received and they usually download in the correct format. I haven't used any other software and I don't plan on changing now

Avantages

I enjoy that appfolio puts the applications all in one spot with the order that they came in. It is very easy to use and locate the applications.

Inconvénients

Occasionally the applications download and the full application does show up, so you have to go to a different section and get the application info that is all in different spots.

So many features to help with property management. Very easy to use.

Inconvénients

I really don't have any complaints. Anything that I don't understand or need help with is easily fixed or understood through customer service which is outstanding.

See Cons.... the cons outway the pros at this point with such a large increase in price.

Inconvénients

Changing the free eCheck to a cost for the tenant or the property management company is truly ridiculous. First, all of our leases say the echeck is free, so you have sort of backed us into a corner with us paying for the service. Also, with POA's also included in this unit count, I will have to pay $500 a month, for a service that is only used ONCE a year. That is $6,000 a year, so 500 units can pay ONCE on online. This is just crazy!! This is going to reduce the compliance for online payments and bring more checks, money orders, and cash in the office if we don't provide the service. Truly ridiculous. This is going to be about a 45% increase in my cost to use AF.. with a 30 days notice. truly bad business. looking for new software.

Cloud based software and a tenant portal--which did not work for us.

Inconvénients

The customer service is the worst I have ever seen with common wait times a week to schedule help via Zoom.
The tenant portal is 100% for residential management. We are commercial based and told during demos we could make changes. Once we signed up, the story changed and we couldn't make changes. Apparently, AppFolio thinks it is ok for a commercial tenant to have a roof leak in their bedroom, living room, kitchen or basement.
Reporting and Bulk reporting definitely need to have some changes made as well.

Avantages

Nothing. Appfolio is difficult to learn and the customer service is inferior to its competition.

Inconvénients

Onboarding is exhausting. The software has a steep learning curve. The first 6 months will require plenty of support from their support team (because of how confusing appfolio is), however their team is very difficult to get in touch with. If you e-mail someone in support directly, they will likely advise you to go through the app to schedule an appointment...It's kind of outrageous honestly. They make cancelling very difficult -- Writing this review is the last bit of energy and time this company will take from us.

I still compare my new property management software that we use to Appfolio. There are things I miss about it, but both have their pros and cons. However, with competitors offering equivalent software functionality while also being cheaper, we ultimately chose to switch to a different company for our property management software needs.

Avantages

Appfolio is ubiquitous and versatile in its uses, and its design is easy to figure out and navigate. I most frequently used it for keeping track of rent payments, communications with tenants, track/generate/sign leases, and for tenants to use its tenant portal.

We liked that tenants were able to pay their rent at 7-11. Surprisingly, a high percentage of tenants opted to do this as opposed to setting up payments via credit card on their tenant portal.

The software itself ran smoothly, had no shortages or timeouts in the 6 years we used it, and didn't take up a lot of memory to run on our computers. We liked the phone app as well.

Inconvénients

The company I worked for did not use the banking and accounting elements of the software to their full potential, due difficulties with the owners using Plaid via Appfolio to connect to their bank accounts, as well as privacy concerns with other owners who used the software as well. This made accounting/reconciliation difficult.

The cost of the software is what ultimately lead us to decide to go with a different property management software. We could get all the same functionalities except two , plus more privacy, for 2/3 of the cost with a different property management software.

One thing we really like about our new software that Appfolio doesn't have is the ability to sign documents besides the lease within a Docusign subplatform within the software, which is a feature we really like and will use extensively in our new property management software.

the layout is bright and easy to use, and it makes it convenient to make payments and keep track of them.

Inconvénients

Very basic looking and I cant seem to get emails from it , like setting reminders if that is even a feature. Also, it tends to put NOT YET DUE amounts as due amounts and that can be confusing and alarming.

Developers seem to constantly try and improve the program.

Inconvénients

Seems like APM has now gone too "corporate" since they've become a public company/ hired a new [sensitive content hidden]. I wish they focused on customer service (non-existent), and listened to our requests. Right now they implemented a $2.49 charge to the tenant every time they pay via ACH. It was free! This is absurd...

Property Management is good, but not great

Inconvénients

There is absolutely no customer support beyond "watch the video" That being said, there are very good videos at the most basic level so you can get up and running quickly. But if you want to be a master its on you, crickets when you reach out to muliple customer support people.

I recently moved real estate offices. My old office that was listed for the company was the one where I used this system. The system wasn't friendly so at my new company we purchased a different property management system.

Avantages

The system does a lot but the problem is that the training isn't enough to teach you how to use the system

Inconvénients

Appfolio isn't user-friendly. There isn't customer support available you have to put in tickets and then you get answered days later. Most things need to be worked through during the time of the issue. So you need to be able to speak directly with someone.

Client profile is very well thought out, laid out and incorporates all the information in one place that is necessary. Rent tracking and simple reports are great.

Inconvénients

AppFolio fails at customer service. You can't get trough on the phone plus AppFolio recently made changes so that you can't get through to the Chat Line. You have to go through a maize before you receive any help.

Relatively easy to use interface, tenant portals are easy to navigate

Inconvénients

Websites cost $139/month, constant up selling of items, adding in $2.49 e-check charge during everyone's contract with a 60 day notice. We asked if we could get out of our contract and we were told no, to kick rocks. Really don't care about their customers, but only about their investors. If you don't want your tenants to pay the $2.49 you can eat the cost and pay $1 per unit extra. If you use their "basic" product you already pay $1.40 per unit, a 71% increase

I have a very long experience with Appfolio. Due to how simple it is to use, I would suggest it.I adore it. My time is saved by the Appfolio program for all aspects of property management tasks.Everyone should at least give it a shot before choosing another piece of software, in my opinion.

It has a ton of wonderful features, and I adore how everything is interconnected.I enjoy many parts, such as listing rentals and interviewing candidates.We can work from any location and be just as effective as we were in the office.Customer service has been outstandingly helpful and responsive.For you, this curriculum is excellent. Use of the tutorials is quite simple.I adore how Appfolio has supported us transition to conducting business online.

Inconvénients

This item is incredibly helpful. I can't think of a reason why I don't like the product, but I dislike how you can't configure each user separately. Information that ought to be private is too frequently accessible to employees.There is also a requirement to enhance inspection template designs.
